In Monaco, few places make the sea such an immediate part of everyday life. Inaugurated on 4 December 2024, Mareterra has created a new stretch of coastline between the Grimaldi Forum and Larvotto. Its six hectares of reclaimed land are now home to residences, gardens and public spaces oriented towards the Mediterranean.

The neighbourhood brings together the privacy of a residential setting and the openness of a waterfront promenade. Residents and visitors can meet around Place Princesse Gabriella, the small harbour, shops and restaurants. The promenade continues towards the Grimaldi Forum, connecting Mareterra with Larvotto through a landscaped waterfront.

Architecture shaped by the sea

At the heart of the neighbourhood, Le Renzo makes a striking architectural statement. Designed by Renzo Piano Building Workshop, the building evokes a vessel shaped by the movement of water and light. Its residences include single-level apartments, duplexes, triplexes and a quadruplex penthouse.

Around it, Les Jardins d’Eau, the villas and the townhouses offer distinct expressions of contemporary Mediterranean living. Terraces, gardens and carefully composed volumes create a dialogue between architecture and landscape. Here, life unfolds close to the water, with views and outdoor spaces at its centre.

Gardens and promenades in the heart of the Principality

Mareterra invites a different pace of discovery. The Prince Jacques promenade follows the coastline, opening up new views across the sea. Within the neighbourhood, gardens and pedestrian routes bring a rare sense of greenery to one of the world’s most densely developed urban settings.

Figures published by the Mareterra project team cite 800 trees, 27,000 m² of planted areas and 19,000 m² of pedestrian space. The neighbourhood also includes a 600-metre cycle path.

The development incorporates a range of energy and environmental measures. According to the project’s official website, these include solar panels, seawater-based heating and cooling, and measures designed to protect Posidonia seagrass and encourage marine biodiversity.

A distinctive addition to Monaco’s property landscape

Mareterra brings a contemporary residential address directly onto the Mediterranean waterfront. Monaco Statistics’ 2024 Real Estate Observatory records 130 private-sector dwellings delivered there in 2024.

With its setting, architecture and emphasis on outdoor living, Mareterra offers a new expression of Monaco’s residential appeal. It brings together proximity to the sea, considered public spaces and a setting of exceptional rarity.
