La Rousse district is one of the smallest in Monaco. Better known as Saint-Roman, it has the particularity of being divided into 2 sectors, one French and the other Monegasque.
Bordering Roquebrune-Cap-Martin and bordering Larvotto to the east of the Principality, La Rousse - Saint-Roman district offers many attractions if you plan to invest in Monaco.
La Rousse, the Odeon Tower district
In the north-east of the Principality, La Rousse district is one of the seven districts defined by the Sovereign Ordinance of 2013. Formerly known as La Rousse - Saint-Roman, this district, which represents barely 9% of the Monegasque territory, is nevertheless one of the most dynamic in terms of real estate transactions.
Adjacent to the Larvotto and Monte Carlo districts, La Rousse enjoys an exceptional geographical location between the French cities of Beausoleil and Roquebrune-Cap-Martin. Just a stone's throw from the Mediterranean and the beaches, this sector, one of the most built-up areas of the Principality, flourishes around its boulevard d'Italie.
Since 2015, the Odeon Tower, a contemporary architectural feat, has been the new face of this residential sector.
The Odeon Tower: the most expensive skyscraper and penthouse in the world
At 170 meters high, this double skyscraper built in 2015 is the highest in the Principality. The 2 wings of this prestigious 49 and 45-story building house some 60 private apartments and duplexes where residents enjoy a 360° view of the Mediterranean and sumptuous terraces. As a corollary to these prestigious properties, the residence offers services of the highest standard such as a concierge service, a fitness room, a business center and Odeon SPA, spread over 3 levels where calm and pleasure reign on every floor!
At the top of the Odeon tower, the most expensive penthouse in the world is spread over 5 floors and its services rival those of luxury and rarity. Sauna, indoor pool, hammam, infinity pool, cinema and fitness room... It is the very definition of prestige!
Shops and offices on the lower floors complete the Odeon Tower, a true contemporary jewel in the neighbourhood.
Odeon Café by Cipriani: From Venice to Monaco
The sculptural Odeon Tower offers hospitality to a Venetian institution, Cipriani, a restaurant born in the 1930s whose name alone evokes Dolce Vita and luxury around the world. Echoing the Cipriani Monte-Carlo restaurant on Avenue Princess Grace, Odeon Café is an intimate variation of the Cipriani establishments around the world, distilling all the flavors of the Italian cuisine through a traditional menu.
The assets of the district
La Rousse district is an ideal place for families or couples. A mix of old and contemporary architecture, the area is known for its calm and its beautiful buildings where many properties for sale are concentrated.
Close to the Larvotto beach, the Monte-Carlo Country Club, and the palaces and restaurants along the coast, it offers many possibilities for entertainment.
To make it easier to get around on foot, 2 elevators provide access to the Boulevard du Larvotto and Avenue Princesse Grace.
Investing in La Rousse district
La Rousse district is one of the most dynamic areas of the Monegasque real estate market. With 2 to 5 rooms, most of the properties in the heart of the residences have top-of-the-range amenities, ideal for families, such as :
- large surface area
- terrace
- panoramic sea view
- parking area...
La Rousse district is also one of the most accessible, with lower prices per square meter than the prestigious Monte Carlo or Condamine areas.
Finally, in the wake of the colossal and prestigious construction of the Odeon Tower, new luxury complexes will be added to this high-density residential sector, notably Testimonio II. This pharaonic project with environmental ambitions will make a significant contribution to the Principality's real estate stock of some 300 apartments reserved for Monegasque residents.
With its elevated position, proximity to Larvotto and Monte-Carlo, and contemporary residences offering remarkable sea views, La Rousse stands out as one of Monaco’s most strategic residential districts.
